Your county's number is an opinion. We give it a second one.
Georgia counties value commercial property by formula, and the formula misses. We find where it missed on your parcel, file the appeal, argue it, and take a share of what you save. If your value doesn't come down, you owe nothing.

How it works
-
We review your parcel at no cost
Send us the address or your notice. We compare the county's value to recent sales of similar property, to your neighbors' assessments, and to the income the property actually produces. You get a one-page memo saying whether an appeal is worth filing and what we'd argue. If the county is already fair, we tell you that too.
-
We file and build the case
One e-signature authorizes us. We file the appeal with your county before the deadline, assemble the evidence, and handle the assessor's review. If the county offers a settlement, we tell you whether to take it.
-
We argue it, and you keep most of the savings
We present at the Board of Equalization or before a Hearing Officer. When the value comes down, we invoice a share of the first year's savings. Years two and three are yours entirely, because Georgia freezes a successfully appealed value for three tax years.
Property owners
Office, retail, industrial, warehouse, multifamily, self-storage, hospitality, medical. If you own one building or fifteen and nobody on your team has the appeal calendar as their job, that is who we built this for. Larger owners already have a national firm. You should have someone too.
Developers and land holders
Counties tend to value unsold lots at retail price times lot count, and buildings under construction as if they were finished. Neither is how a buyer would price them. We argue absorption, carrying cost and percent complete, and a win locks the value while you sell through.
Why the three-year freeze matters
Under Georgia Code 48-5-299(c), when an appeal lowers your value or leaves it unchanged, the county cannot raise it for the next two tax years. One appeal, three years of savings. Most owners have never heard of it, and most firms that know about it are focused on houses. We only do commercial property, and the freeze is the reason the math works for you.

Tell us where the parcel is. We'll pull the county's record, run the comparison, and send you a short memo. No obligation, and we say no when an appeal isn't worth your time.

Questions owners ask
Can an appeal make my taxes go up?
In Georgia, yes, in principle: the county can raise a value during an appeal if the evidence shows it was too low. That is exactly why we review before we file and decline parcels where the county is already fair or low. We don't file a case we don't expect to win.
Do I need a lawyer?
Not for the appeal. Georgia lets a non-attorney represent you before the Board of Tax Assessors, the Board of Equalization and a Hearing Officer, which is where almost every commercial appeal is resolved. If a case is worth taking to Superior Court, we refer it to counsel we work with.
What do you charge?
A percentage of the tax you save in the first year after the appeal, invoiced when your reduced bill is confirmed. Nothing up front, and nothing if the value doesn't come down. The percentage is set in your engagement letter before we file.
I already got my notice. Is it too late?
You have 45 days from the date printed on the notice. Send it to us today and we will tell you the deadline and whether there is enough time. If the window has closed, we put your parcel on our list for next year's notice.
What do you need from me?
For the review, just the address. If you engage us, one e-signature, and for income-producing property a rent roll and the last twelve months of operating statements help us build the strongest case. We handle the rest.
